83 Marketplace just announced that all three buildings (approx. +/- 19,500 sq. ft.) are at substantial completion and final inspections for Phase 1 are in process with the City of Peoria. All suites were turned over to their leased tenants to start their buildouts with projected openings in the summer.
As with most new builds during the height of the pandemic, there was tenant fallout, material and manpower shortages, and schedule pushbacks. 83 Marketplace/MDC Land Development adapted their strategy to accommodate different uses/tenants while preserving the original vision of local, non-chain uses and restaurants. This included creating smaller suite spaces, and more patio and additional open air areas to adapt to the current climate.
The tenants at 83 Marketplace are local, all are small businesses, and looking forward to expanding to North Peoria. The shopping center is working with local restaurant groups to bring new, diverse, and smaller space/open air concepts to 83 Marketplace in Phase 2 (another +/- 20,000 sq. ft.). As the economy opens up, leasing for new builds is once again gaining momentum, whereas second generation vacant space left by the closures due to the pandemic is becoming less available.

Doug Smith, owner of The Bourbon Cellar in Scottsdale, plans to open a location in 83 Marketplace in Phase 2. “I have lived in northwest Peoria and know the area really well,” Smith says. “It’s growing and a great place to open a second location of my restaurant. I look forward to opening up when Phase 2 is ready.”
