Is it hot in Phoenix? Yes! The heat applies to both the weather and the real estate market.
Ultimately, we decided to combine the July and August North 32nd Home Tours as inventory was moving quickly enough that we had a hard time keeping enough properties on the tour.
Certainly, there are parameters to the houses that are moving quickly within the neighborhood. Homes under $500K are moving faster than homes above $500K.
While it is predominantly a seller’s market now, homebuyers are still discerning. They know the difference between a quick flip and a quality remodel. Homes done well and priced well are selling quickly.
Homes that are priced too high or miss the mark are sitting on the market longer. There is still room in our neighborhood for quality remodels which will continue to propel the market up.
Homebuyers continue to seek our North 32nd community for its desirable proximity to the best of everything in Phoenix – the Phoenix Mountain Preserve surrounding our community, the ease of commuting on SR-51 and the many new businesses coming to our community.
While prices have increased over the last four years throughout North 32nd, the 85028 and 85032 zips are still significantly more affordable than other comparable neighborhoods within Phoenix.
Over the coming months, we will see several new home developments hit the market in North 32nd which will continue to drive the price of real estate up.
One of the best parts of our community is all of the new people choosing to move here for the quality of life. We are thrilled to welcome all of the new community members. Where else can you bike, hike, and enjoy amazing local spots? Maybe we should keep it our secret?
