Planning for Stadium Point at P83 Continues to Move Ahead

In June 2020, the City of Peoria announced plans for a major development adjacent to the Peoria Sports Complex, Spring Training home of the Seattle Mariners and San Diego Padres, which they are calling Stadium Point at P83.

“After years of visioning and public investment efforts seeking to transform the area around the Peoria Sports Complex into a vibrant, pedestrian-focused, destination dubbed P83 (‘Peoria 83rd Avenue’), the city is seeing continued traction,” according to the Peoria Planning Department. “Now, the city of Peoria is working with American Life, Inc. on an exciting and transformative new project called Stadium Point that proposes the re-development of a 17-acre surface parking lot at the southeast corner of 83rd Avenue and Stadium Way into a complementary, mixed-use project, centered around a public activity plaza.”
The Stadium Point project is planned to have over 500,000 square feet of Class A office space, a business class hotel, a multi-family residential building, meeting spaces, retail stores, chef-driven and specialty restaurants, along with structured parking to support these new buildings.

The hotel at Stadium Point is planned to have up to 150 rooms and will offer many amenities, including a restaurant, and rooftop bar. The multi-family residential building will have 350 units and offer amenities like a pool deck, roof terraces and a club room, and all the retail spaces will be located on the ground level to ensure a lot of traffic around the large plaza. “Altogether, Stadium Point will create a flagship that advances the identity of the P83 District into an area characterized by high-quality urban development,” cites the Peoria Planning Department.

However, over 20 months has passed since the announcement of the project, and the city is still in the planning phase and has yet to break ground. “Currently, it’s going through a major planned area development,” says Kristina Perez, Peoria’s Marketing and Communications Manager.

Part of this planned area development includes two requests. The first was a request to increase the maximum allowable height on one of the buildings from 10 stories to 15 stories, or 240 feet, whichever is less. The second request was asking to create an enhanced sign program for the project to include digital display signs, pylon signs and murals wrapping the parking structures. A series of neighborhood meetings to garner public input will be scheduled before the amendment moves forward to the Planning and Zoning Commission and city council for action, according to the city.
