This year was a tough one for everyone in Scottsdale North real estate — homeowners, buyers, and brokers alike. What started with hope for lower inflation and interest rates quickly turned into a harsh reality: the Valley faced its third-worst sales volume year in 24 years. But amid the struggles, we gained valuable insights and spotted signs of brighter days ahead in 2025.
From the outset, we advised our clients that 2024 was not a market for the meek. Selling a home required more than just listing it — it demanded commitment, resilience and a well-executed strategy. Fortunately, our clients trust us, and many decided to wait for better days. The others were honest enough to tell us that they needed to be sold before year-end and I am proud to share that we have been successful with all but two of our listings — and by the time you read this, we’re confident those will be sold too!
What’s Ahead for 2025?
National: Looking forward, there are reasons to be cautiously optimistic. According to the National Association of Realtors, mortgage rates are expected to stabilize around 6% in the coming year. At this rate, more buyers are expected to come back to the market, boosting activity, and the association projects 4.5 million existing-home sales in 2025.
Local – Our Valley: That’s NAR’s national view, but they’ve also ranked Phoenix as one of their top 10 Housing Hot Spots for 2025 thanks to the highest job growth in the country and strong net migration, particularly from California.
Hyper Local- Scottsdale: While the Phoenix area shifted to a buyer’s market in November, Scottsdale remains in a slight seller’s market, with the Cromford Market Index at 119 — just above balanced. So Scottsdale is still in a seller’s market but not by much.
Hyper-Hyper Local- Scottsdale North: Inventory in Scottsdale North is significantly higher than last year, but demand remains weak. While the CMI doesn’t break down to ZIP codes, the Contract Ratio does — and it tells a clear story. In a balanced market, the ratio is typically 30–60; below 20 is considered “cold.” Scottsdale North’s key ZIP codes are currently at 18 — not great.
What This Means for Sellers and Buyers
For Sellers: Uncertain or changing markets like this are tough. If you’re considering selling in 2025, timing and strategy will be crucial. February traditionally marks the start of the year’s best selling season, but the overall market is expected to remain challenging. Success in this environment will require serious preparation, a well-thought-out strategy, and the ability to adapt quickly to changing conditions. Sellers who aren’t fully committed or ready to present their homes in the best possible light may face an uphill battle.
For Buyers: While sellers face challenges, buyers have a golden opportunity. Really take a look at this chart. It shows just how rare these moments are.
