Is the summer over yet??? I have had so many people I’ve met from out of state say to me, “You get used to the summers, right?” to which I respond, “I’ve been here pretty much all my life and nope, I’m not used to it yet!” I do appreciate the dry heat after spending a few months in a humid location, so I’ve decided not to complain anymore (and that is a hard agreement to keep some days!) I do look around and love this area. I love the mountains and hiking trails and being close to everything I need – and we all know the sunrises and sunsets are some of the best!

Maybe that’s why we keep getting people moving here from other states. Sometimes we take what we have for granted and get caught up complaining about the heat. Take some time to look around and figure out what you are grateful for. It is a much better way to live and from what I have been reading, you live longer when you are more grateful.

Now, for the real estate news. Over the past month our inventory is right at the same place it was. The amount of homes that have gone under contract has decreased just a bit but not enough that it concerns me right now. We had a drop in interest rates this past month and it has brought out some buyers who want to start looking for homes so we should see the numbers go up for homes under contract soon.

Specific to 85383, the average sales price dropped 3.08% month over month. This is the third month in a row that it has dropped. The good news is that the amount of homes that sold in that same time period went up by 11.5% which shows that this is still a very desirable place to live. I am expecting home sales to increase even more this next month as the weather is cooling, so we will see if I am right when I write next month’s article.

Even though the number of pending homes is about the same as a month ago, it is lower than two months ago and I know the heat slows things down. Also, the feds have hinted at another drop in interest rates. This should stimulate more buyers to look for homes, as they will be able to afford more. This is good for all homeowners as the demand can increase the value of homes.

Let’s talk about a great newer place to eat in the area. I grew up in the Valley so Valle Luna on Bell Road was a favorite! I visited the new Valle Luna Lunatics not long after they opened and had a great meal! The place was packed at 2:30 in the afternoon on a weekday! We sat at the bar and met some great people who had been there six times in the eight days it had been open – wow! After our meal we could understand why they loved the place. It has a great atmosphere and the service was wonderful! The food and drinks were incredible as well. So if you haven’t been there yet, I would highly recommend a visit. They are on the NE corner of 67th Avenue and Happy Valley Road. Let me know what you think!
