A proposed mixed-use development with new luxury housing, office and retail along the Loop 101 North has taken another step towards becoming a reality. JLB Development Partners, a Dallas based company, has submitted a zoning application for the 50-acre property located at the northeast corner of Mayo Boulevard and 64th Street.
The conceptual design plans show multiple phases that include a combination of 1,300 residential units, 300 hotel rooms, 40,000 square feet of retail, 20,000 square feet of dining and 250,000 square feet of office space. Documents submitted to the city of Phoenix state, “A primary goal of the project is to expand availability and access to housing opportunities in an area targeted for significant future growth due to its location within a major regional employment hub that has developed along the Loop 101.”
JLB is still waiting on a hearing date for the project to be scheduled by the city. Snell and Wilmer partner Nick Wood will represent the company in the zoning application. Wood has worked on a number of zoning cases surrounding the Mayo Clinic campus and the proposed nearby Discover Oasis project. The Discover Oasis biotech corridor is expected to create upwards of 2,000 new jobs and potentially 6 million square feet of new development. The JLB project will mesh perfectly with biotech corridors’ employee needs.
A mix of residential housing options will surround the majority of the project and encompass outdoor open space along with needed amenities. While the commercial portions of the project have yet to be finalized, the final zoning approvals are expected to set up the property for the future demands of the area.
The initial designs submitted have the property being divided into four separate parcels, effectively creating the different phases. These will best support the nearby developments, needed infrastructure improvements and future traffic demands.
