City Proposes Update to Development Impact Fees
The next Peoria City Council meeting is scheduled for Tuesday, Aug. 20, at 6 p.m. in the Peoria Council Chamber, located at 8401 W. Monroe St. During the meeting, the city of Peoria will be proposing an update to its development impact fees, as outlined under A.R.S § 9-463.05. Residents can access meeting agendas and additional information at peoriaaz.gov/council. City council meetings and study sessions are broadcast live on Cox Channel 11, Facebook, and YouTube.

The Peoria City Council will make a final decision on the updated fees during their meeting on Tuesday, Oct. 1, also at 6 p.m.

“Peoria Focus” Video Series Highlight City’s Progress on Council Strategic Priorities
The Peoria City Council has established a set of Strategic Priorities (economic development, public safety, and water security) to ensure the city remains a leader in keeping people safe, with job and economic growth, and water plans in place to sustain future generations.

The city has launched a new video series “Peoria Focus” to tell the story of how the city is delivering on these initiatives.

In the first episode City Manager Henry Darwin, joins host Andrea Robinson, in discussing how the city’s annual budget process serves as the catalyst in advancing projects that align with the council’s priorities.

The $955 million Fiscal Year 2025 Budget will fund many projects to address water, economic development, and public safety needs.

City Manager Darwin walks viewers through many of those projects, including adding police officers to expand the School Resource/Liaison Officer Program in the Peoria Unified School District and new fire fighters for a future fire station in Vistancia. He also provides on update on the nearly $15 million worth of investments that our helping to revitalize Downtown Peoria.

Of course, new development cannot happen without securing water needs, and Darwin addresses the city’s 10-year Capital Improvement Plan which identifies over $700 million of water-wastewater related projects.
Future “Peoria Focus” episodes will dig deeper into the Downtown Peoria economic development plans; how the Parks and Recreation Department is doing its part to secure our water needs through a strategic turf management program; and how Police and Fire-Medical continue to advance safety initiatives across the city.

Shea Homes Acquires 76 Lots in Peoria’s Northpointe at Vistancia for $5.85 Million
Shea Homes has purchased 76 lots in Northpointe at Vistancia, in Peoria, for $5.85 million from an entity linked to IHP Capital Partners, according to Vizzda LLC, a Valley real estate database. The transaction was finalized on July 15, involving lots located north of the northeast corner of Vistancia Boulevard and Lone Mountain Parkway.

In June 2021, IHP Capital Partners, based in Newport Beach, California, collaborated with Minneapolis-based Varde Partners to acquire the remaining 3,721 acres of land in Vistancia, known as Northpointe at Vistancia.

The newly acquired lots are next to the 125 lots Shea Homes bought in July 2023. The company plans to purchase additional lots over the next two years, aiming for a total of around 415 lots to develop an active adult community.
