Throwing its hat in the Taiwan Semiconductor ring, PulteGroup has plans to acquire a massive tract of land for a new community of homes near the plant in north Phoenix.
The Homebuilder has submitted plans to the city of Phoenix for a 6,300+ acre plot of land from the Arizona State Land Department to be rezoned for a mixed-use master-planned community called NorthPark. If approved, the development would allow for just over 19,000 new residences.
The land is bordered on the north by Loop 303, to the west by the city of Peoria municipal boundary, the south by the Central Arizona Project canal and to the east by Interstate 17.
The Arizona State Land Department has yet to set a sale date. The zoning will first need to be finished so an appropriate value can be approved. Once finalized, an auction notice will be released.
PulteGroup is designing NorthPark as a future-forward regional hub, strategically positioned. The community will be supported by high-speed infrastructure while strategically placed to connect the current and planned development of TSMC to the residential communities south of the CAP canal.
This isn’t the first piece of land near TSMC Arizona currently being courted by Arizona homebuilders. Earlier this year, Lennar Homes bought roughly 80-acres along Pinnacle Peak Road near 43rd Avenue after placing the winning bid in an Arizona State Land Department auction.
That auction included bids from major builders including D.R. Horton, Evergreen Development Co. and Scottsdale’s Ashton Woods Homes. In total, there were 164 bids, further demonstrating the perceived value of the area. It is believed that once finished, the area around TSMC will create thousands of jobs, including hotels, restaurants and other retail stores.
